Just-released statistics through February 2017 show:

  • 2,850 homes on the market, but only half are new listings. Since the trend has been for homes to get snapped up quickly, this tells me that the properties with listings older than 30 days may have price issues (i.e., overpriced) or condition issues (e.g., may not be move-in ready).
  • 3,225 homes have gone under contract in the last 30 days. See my “snatched up quickly” comment above.
  • 2,194 sales in the last 30 days, with the Denver metro area’s average price for a detached single-family home at $450,000. This is down from a peak near the mid-$460s not too long ago.
