and your invitation to a FREE workshop for women on investing (March 18)

Just-released statistics through February 2017 show:

  • 2,850 homes on the market, but only half are new listings. Since the trend has been for homes to get snapped up quickly, this tells me that the properties with listings older than 30 days may have price issues (i.e., overpriced) or condition issues (e.g., may not be move-in ready).
  • 3,225 homes have gone under contract in the last 30 days. See my “snatched up quickly” comment above.
  • 2,194 sales in the last 30 days, with the Denver metro area’s average price for a detached single-family home at $450,000. This is down from a peak near the mid-$460s not too long ago.

If you’re looking to sell your home, my team and I have ways to ensure yours is not one of the listings that lingers past 30 days. We include staging and the guidance of a professional organizer at no additional charge for each of our sellers.

If you’re looking to buy and are discouraged by the average price, we can help there, too! Programs exist to assist first-time homebuyers with favorable interest rates and downpayments. Call and talk with us so we can show you how we can help.

As always, we appreciate your trust and your referrals. Reach out any time to jensellsco@comcast.net or 303-204-6494.
